When will construction commence?
Some minor enabling works including erection of the hoardings will commence in July 2021. Scaffolding preceding the demolition of Tower Lodge and Olympic House will commence in mid-August. Excavation and piling is expected to commence in November 2021.
How long will the construction process take?
The YMCA (Phase 1) is due to be completed in July 2023.
What are the different phases?
The residential building (Phase 2) is due to commence in September 2023 and is expected to take about 2 years to complete.
What happens if construction gets delayed due to natural causes or lack of supplies?
Delays are not expected, but the community will be kept informed of progress on site via this website, our newsletters and our Construction Working Group.
During what hours will construction take place?
The planning permission only allows works to take place between 8am and 6pm Mondays - Fridays and between 8am and 1pm on Saturdays. There are to be no noisy works (i.e. above 70db) undertaken at weekends or Bank Holidays.
Will there be measures in place to ensure construction staff can work safely during COVID-19?
The contractor will be required to comply with any legislation regarding COVID-19.
What will you do about dust and remnants from construction?
The contractor is expected to keep dust to a minimum, for instance by spraying water over the rubble during demolition, A series of dust monitoring stations will be in place to warn the contractor, in real time, if excessive dust is being produced so that mitigation measures can be taken.
What will you do about rubbish/litter?
The contractor will clear away any rubbish and litter.
What noise limits are in place to prevent disturbance to local residents?
Noise monitoring stations will be in place around the site to warn the contractor if the noise is approaching the agreed maximum limit, in real time, so that mitigation measures can be taken.
Will there be a security presence on site?
The contractor will be responsible for keeping the site secure. Outside of working hours, the site will be monitored remotely by CCTV.
Where will construction vehicles be parked?
All construction vehicles will be parked on site. Except in very infrequent circumstances, there is to be no parking of construction vehicles on the public highway.
Will there be parking for construction workers? How will you stop them parking on neighbouring residential streets?
There is no site parking for workers. They are expected to use public transport. If this does become an issue, please report this to contractor’s site management to deal with.
Will any of the roads around the site be closed to allow the work to take place?
None of the roads will need to be closed. A partial road closure may be required for a short time when the tower crane is erected and dismantled.
How will you prevent HGVs causing disruption?
The contractor will be carefully arranging delivery times with the various hauliers. The vehicles will be unloading and turning around on site.
Are you removing any trees to facilitate construction?
Yes, but more trees will be planted in their place.
Have you considered ensuring workers on site travel to the YMCA sustainably, if possible?
Yes. There is no parking on site. Therefore, workers will be encouraged to use public transport, of which the site is well served.
Will you ensure bright lights from the site are switched off during the evening?
Unnecessary lights will be switched off at night. However, some lights for security and safety purposes will have to remain on. These will be positioned and angled to minimise inconvenience to residential neighbours.
What measures will be taken to prevent impact on neighbouring businesses?
Noise, dust and vibration monitoring will take place during construction. However, we expect the project to have a positive impact on neighbouring businesses both during construction and when the project is completed.
Will there be employment and training opportunities for local people?
Yes. The contractor and YMCA are discussing training and job opportunities for residents of the YMCA.
Where will the YMCA residents live when the building has been demolished?
The first phase of the project only involves the demolition of non-residential buildings. The residents of the YMCA will remain in their current accommodation. Once the new YMCA is completed in July 2023, the resident will move out of their current location into the new YMCA.
Will the community facilities available in the YMCA (e.g. gym, fitness classes, children’s area) be closed?
We are aiming to keep the gym and classes open throughout the project. There may be times when there will be disruption. We will keep you informed throughout the project of any gym and class changes.
The children’s classes, courses, and soft play closed to the general public in March 2021. We will not be looking to introduce any new classes for children, families and young people until the newly built site opens to the public.
What will happen to my health and wellbeing membership? Will I still have to pay when the facilities are out of use?
Please make sure you have allowed push notification on the YMCA St Paul's Group App. If for any reason there will be disruption and the Wimbledon gym may have to close, the gym and classes will be made available at our other centres (excluding Hampton pool). Those with a multi-site membership are able to book these now as part of your membership. Please check the app for details.
What facilities will there be in the new YMCA?
When finished, the new YMCA will provide a modern gym, a range of exercise classes, a young people, children and families area, and a café foyer.

There will be a monthly newsletter published on our website and issued to our mailing list, providing regular updates about what’s happening on site.
What is the role of the Working Group?
The Working Group meets regularly to discuss progress on site. It is a forum for local representatives to raise any issues or questions directly to senior representatives from Thornsett, YMCA St Paul’s Group and Neilcott.
How often does the Working Group meet?
The Working Group meets on a quarterly basis.
How will I know when the meetings are going to take place? Where do I find out?
Details of the timing and location of each meeting will be published on the construction website and will also be notified to those on the construction mailing list.

Is there an opportunity for local residents to get involved in the group?
Local residents were sent a letter asking if they would like to join the group and a number of resident representatives have since been appointed.
